Great hosts! James is super helpful and knows the area well. The breakfast was delicious and had a great variety. The place was spotless. I even noticed fresh flowers. A lovely quiet spot near Leith Links, with buses right outside. Perfect base for exploring!

The rooms are spacious and comfortable, with a private bathroom that’s really nice after a day of exploring. Some additional perks include a handy bus stop right outside for easy transportation and street parking that’s free, which is a massive win in this chaotic area.
The wifi can be spotty at times, barely holding strong for streaming videos, and breakfast can get a bit chilly in the morning, but it doesn’t really dampen the overall experience. the location is a good distance from the touristy stuff, meaning planning your outings requires a bit of effort and time on the bus.

We had a lovely stay with the family, especially our grandchild who adored the charming decor. James and Dora truly made us feel at home. The bus stop was right outside, making trips to the city center super easy and convenient.
My kids wished for more space in the bathroom.

the location is super convenient with a bus stop right outside. james and dora are really friendly and they make an amazin breakfast. my room was comfy and spotless. I actually slept well with no noise at all. parked right outside the guest house which was a breeze. overall, such a perfect spot for chillin in edinburgh!
the private bathroom felt a bit tight. also, the shower could have had better pressure.

Super comfortable stay!
James was a fantastic host, full of local tips. The room was spotless and the bed was super comfy. Breakfast was delicious too – I'm still dreaming of those omelettes! Only wish the bathroom had more space, felt a bit tight. Great spot for exploring the area, and the bus stop is right outside!
